A tear-off costs more on day one, and it is the right way to do this. We strip to bare deck, fix what we find, and start the new roof on a surface we have actually seen.

The decking inspection nobody shows you

The most important hour of a roof replacement happens after tear-off and before the first shingle: walking the bare deck. We check for soft or delaminated sheathing, rot around chimneys and valleys, gaps at the eaves, and older homes with plank decking that may need re-sheeting for modern shingles to fasten properly.

When we find bad decking, we photograph it, show you, and replace it at the per-sheet rate listed in your contract before we proceed. You approve it with your own eyes on the pictures, not on our say-so. Skipping this step is how a new roof ends up nailed to punky wood, and it is the corner most often cut on cheap bids.

What replacement day actually looks like
